The shared landscape

Green space you can actually use.

Camino 5 is organized around a productive shared landscape — not decorative planting. It is the reason the community stays small.

Financing

A clearer path to owning the land.

Buying from abroad

A clear buying process, even when you are abroad.

This part matters most. The steps below reduce risk without pretending the process is instant. Your own attorney reviews everything before you fund.

  1. 01

    Review availability, documents and financing

We share current lots, written terms and what your attorney can review.

  2. 02

Walk the land by live video or in person

See the views, the garden, the access and the orientation of each lot.

  3. 03

Choose the homesite and receive written terms

Confirm the lot, the price and the next steps in writing.

  4. 04

Complete independent legal & title due diligence

Your own attorney or notary reviews ownership, title and the agreement.

  5. 05

Sign and fund according to the final agreement

Move into design and construction on your own timeline.

What your attorney can review

  • Owner / seller identity
  • Registry certification the attorney authorizes to share
  • Survey plan and measurements
  • Community bylaws (reglamento de condóminos)
  • Status of permits and infrastructure
  • Draft promise-of-sale / purchase agreement
  • Process for funds coming from abroad

Sensitive documents are shared during due diligence — not published in full.

Guatemala's Foreign Investment Law recognizes foreign investors' rights to use, benefit from and own property on equivalent terms to Guatemalan citizens (per the U.S. Department of State). Camino 5 is not a law firm and does not give legal advice — we recommend independent legal and title review.

The family behind Camino 5

Built close to home — because this is our home, too.

Camino 5 is a family project. We live a few steps from the land and built the first home ourselves. We chose more sustainable systems because we wanted to live with them, not just sell them. When you visit, you meet the people behind the project.

Honest answers

The questions buyers actually ask.

Where exactly is Camino 5?

In San Pedro Las Huertas, Sacatepéquez, around 20 minutes from central Antigua. We share the precise location and the access video once we've spoken, for the security of the community.

How long does it take to reach Antigua?

Around 20 minutes by car to central Antigua and about 10 minutes to Supermercado La Torre, via RN-14. Times depend on traffic and route.

What is included with the land?

You buy the land, plus access to the shared productive green space and the community systems as they are completed. A home is not included in the land price.

Is a house included in the advertised price?

No. The advertised prices are for land. Camino Nest and Camino Ridge are conceptual home designs you can build later, or you can bring your own architect.

Which infrastructure is complete today?

A water supply and the perimeter fence are in place. Public power and the cobblestone access road are underway. The interior road, common cistern, green wall and solar lighting are planned. We keep this list honest and current.

How will water, electricity and wastewater work?

Water supply is already available with shared storage planned. Public power is being extended to the area. Each home is designed for solar power, solar hot water, rainwater capture and a biodigester. We describe systems as they are today, not as a finished off-grid promise.

Can I buy if I am not a Guatemalan citizen?

Yes. Guatemala's Foreign Investment Law recognizes foreign investors' property rights on equivalent terms to citizens. We recommend you confirm everything with your own independent attorney.

How does owner financing work?

Owner financing may be available, subject to final terms: a down payment starting at a set amount, up to five years, with interest on the outstanding balance. Because payments follow the balance, they decline each month rather than staying fixed. Final terms are in the written agreement.

Can I build later or use my own architect/builder?

Yes. Secure the land now and build when the timing is right, within the community's design guidelines. You can use our concepts or your own team.

Are there community design rules?

Yes. Community bylaws keep the scale, the shared landscape and the character consistent. Your attorney reviews them before you reserve.

What are the monthly fees?

A shared maintenance fee supports the common areas and systems. The exact amount is being finalized and confirmed in writing before you reserve — we won't quote a number we can't stand behind.

Can I visit virtually before traveling?

Yes. We'll walk the land with you over live video, and share the access route and orientation of each lot, before you travel.

What documents can my attorney review?

Owner identity, the registry certification we're authorized to share, the survey plan, community bylaws, permit and infrastructure status, and the draft agreement — during due diligence.

What is the estimated development timeline?

The land is available now. Shared systems are completed in phases. We share the current status of each system when you enquire, and we don't promise an exact delivery date.
